Expansive Mooikloof Country Estate Residence on Auction

An expansive Mooikloof Country Estate home with, “all the trimmings” will go under Park Village Auctions’ hammer next week.

That’s the word from PVA’s Jaco du Toit, who believes that the sale represents an excellent opportunity to acquire coveted real estate in a luxury estate.

Mooikloof equestrian estate in Tswane, Gauteng, holds a prestigious reputation. It is known for offering exclusivity and tranquillity—and is considered a prime investment by many. Du Toit says these are two factors that add to the value of properties within the estate—and the reason why buying on auction may prove lucrative.

Says du Toit: “It’s no secret that the benefit of buying a property on auction is that you, as the buyer, bid up to a price point that you believe is reasonable as opposed to trying to drive down an inflated price set by a seller.

“Those familiar with the auction process know to do their homework beforehand, such as looking up the last illustrated value and consider inflation since that time to determine what they would be prepared to pay.”

Number 5 Java Head Avenue Mooikloof Country Estate takes the form of a single storey, split-level residential dwelling. It comprises an entrance foyer, a formal lounge, a family lounge, a TV lounge, a study, a guest cloakroom, a kitchen with a walk-in fridge; a scullery; a second kitchen and a laundry; four en-suite bedrooms with dressing rooms. The master bedrooms suite features a private study, lounge area and three walk-in closets.

The property further boasts a guest suite (or granny flat), an office, a sports centre, a squash court, a gym room, a Jacuzzi, a swimming pool, a boma with a fire pit and braai area, a volleyball court and a trampoline.

Additional improvements include two double garages, an IBR carport and staff accommodation. The total extent of improvements measures 1977 square meters set astride land measuring 1.1020 Hectares.

The auction will commence at 11 am on Tuesday the 4th of May via webcast, meaning that there will be no bidders in physical attendance. Viewing before the auction is by appointment only and can be arranged by contacting Park Village Auctions on 011 789 4375 or by emailing property@parkvillage.co.za.

More details about the property, such as rates, taxes, levies and a buyer’s pack, can be found on www.parkvillageauctions.co.za under web reference 727.
